Residential Rental Agreement
This Lease Agreement is made and executed on 2026-10-01
BETWEEN: Suresh Kumar Sharma, residing at Flat 202, Royal Residency, Indiranagar, Bengaluru - 560038 (hereinafter referred to as the "LANDLORD / LESSOR", which expression shall include legal heirs, executors, and assigns) of the FIRST PART;
AND: Rohan Mehrotra, residing at B-14, Sector 15, Noida, Uttar Pradesh - 201301 (hereinafter referred to as the "TENANT / LESSEE", which expression shall include legal heirs and permitted assigns) of the SECOND PART.
1. Demised Premises
The Landlord hereby demises and lets out to the Tenant, and the Tenant hereby takes on lease from the Landlord, the premises situated at: Flat 401, 4th Floor, Palm Meadows, Whitefield, Bengaluru - 560066 (Residential Apartment (2 BHK Semi-Furnished)), hereinafter referred to as the "Demised Premises", exclusively for bona fide residential purposes.
2. Term of Lease
The tenancy shall commence on 2026-10-01 and shall remain in force for a fixed term of 11 months, expiring on 2027-08-31, unless terminated earlier in accordance with the provisions of this Agreement.
3. Monthly Rent & Due Date
The Tenant covenants to pay to the Landlord a monthly rent of ₹28,000 (Rupees Twenty Eight Thousand Only). The rent shall be payable in advance on or before the 5th day of each English calendar month via digital transfer (UPI/NEFT/RTGS) or cheque.
4. Interest-Free Refundable Security Deposit
The Tenant has paid to the Landlord an interest-free refundable security deposit of ₹1,00,000 (Rupees One Lakh Only). The Landlord shall refund this security deposit in full to the Tenant simultaneously upon the Tenant peacefully handing over vacant possession of the Demised Premises at the determination of tenancy, subject to deductions for unpaid utility bills, rent arrears, or structural damages beyond standard wear and tear.
5. Maintenance Charges
The monthly society/apartment maintenance charges (estimated at ₹3,500) shall be paid directly by the Tenant to the Resident Welfare Association (RWA) / Society on or before the prescribed due date.
6. Electricity, Water & Utilities
Charges for electricity consumed in the Demised Premises shall be borne by the Tenant according to individual meter readings. Water utility charges shall be borne by the Tenant. All internet, gas, cable, and subscription charges shall be settled directly by the Tenant.
7. Notice Period & Early Termination
Either party may determine and terminate this lease prior to expiry of the term by serving a minimum written notice of 30 days on the other party, or by paying rent in lieu thereof. Both parties agree to a minimum initial lock-in period of 6 months during which neither party may terminate except for material breach.
8. Renewal & Rent Escalation
Upon expiry of the initial 11-month term, this agreement may be renewed upon mutual consent of both parties on freshly drafted terms, subject to an agreed rent escalation of 5% over the existing monthly rent.
9. Inspection & Entry
The Landlord or their authorized representative shall have the right to inspect the Demised Premises at reasonable hours during daytime upon giving reasonable prior notice of at least 24 hours to the Tenant.
10. Governing Law & Dispute Resolution
This Agreement shall be governed by and construed in accordance with the laws of India. Any dispute arising out of or in connection with this agreement shall be subject to the exclusive jurisdiction of the civil courts having territorial jurisdiction over the locality where the Demised Premises is situated.
